What this metric measures

Mean price of residential dwellings: the value of dwellings owned by households divided by the number of dwellings, nationally (RBA Table E1) and by state (ABS, the same calculation). A mean, not a median, and it counts households' dwellings only: the Northern Territory figure is about 17% below ABS's all-sector mean price because households own a smaller share of its dwelling value.

Why it matters: Housing affordability is one of the most significant quality-of-life issues in Australia. Rising prices make home ownership harder for younger Australians.

How the score is computed

The score is a 0–100 normalisation of the latest observation, compared to a baseline window. The traffic-light rating (RAG) reflects both the absolute level and the recent trend.
